The latest commercial building projects are required to reach the minimum regulative energy efficiency standards. This is done through Section j report or compliance assessment, which is practiced to demonstrate how a purposed building will comply with minimum energy efficiency standards in Section J of the NCC BCA volume 1. The objective of Section J in the BCA is to “reduce greenhouse gas emissions by productively using energy.”

All the Buildings starting from class 3-9 need Section J Report

For Class 4 buildings, both NatHERS and Section J assessments are required.

In NSW, class 2 apartments/units are required for NatHers and BASIX certificate.

The majority of the low percentage of glazed buildings will follow the Deemed-To-Satisfy (DTS) provisions of Section J. Moreover for buildings with high percentages glazing, or where building fabric specifications are as per DTS requirements is not suitable for the construction type, legit outcomes can be found with JV3 alternative solution assessments.

For buildings that are not complying with the DTS provisions of the BCA section J solution, the alternative method of agreement is through JV3 Alternative verification solution, or verification using a reference building. This alternative verification system resembles a DTS compliant reference building against any design purposed building. The two buildings are simulated as well as made in computer software to ascertain the total energy consumption for a year. When the modeled building uses less energy than the reference building, it is considered to meet the standard of Section J of the BCA.
